You Need a Go-Forward Strategy for Coronavirus; Here’s How to Make It

COVID-19: CRE Needs a Plan for Now, Next, and Later. HqO CEO Chase Garbarino shares some strategic insight.

Many software companies, including HqO, use an agile development process. This essentially means that teams are organized cross-functionally and product development occurs in 2-week cycles called sprints. The way that our product teams organize, plan, and think is in a “now, next, later” format:

  • Now: What do we do in the next 4 weeks?
  • Next: What are we doing for the next 4-12 weeks?
  • Later: What are we doing beyond 3 months?

We’ve spoken to a lot of customers across the market over the last week and many, if not most,  are in a wait-and-see mode — which makes complete sense given the relative uncertainty surrounding the COVID-19 pandemic right now. There are actions to be taken now to set up for what’s next and later. 

In the video above, HqO co-founder and CEO Chase Garbarino provides insight into how we are thinking about coronavirus and its impact on us, our industry, and communities near and far. He also outlines a proposed Now-Next-Later plan for landlords and their teams. 


Timeline: next 4-weeks
This is a period of adjustment for most people. Companies have had to scramble to set up remote working solutions for their employees, and those employees are all trying to figure out their schedules and new normal. People are craving information they can use as news fatigue sets in. Three things to consider now are: 

  • Take care of your employees.
  • Communicate about building updates, cleaning schedules, and other useful information so occupants know what is happening.
  • Find new ways to engage with occupants who are working remotely.


Timeline: 4-12 weeks.
This crisis will eventually pass and people will return to their offices, but it won’t be the same as before. Employers have gone through tremendous efforts to set up remote working environments for their employees. If productivity can be maintained or increased, employers may have a different view on providing flexibility to their employees. This is the most important factor for millennials in job selection. Three things landlords can do to plan for the next are: 

  • Establish a return to work plan (HqO is building this and will release it to the market once complete). 
  • Target welcome back parties, job fairs, and other events to bring people together.
  • Create building/tenant spotlights, highlighting what some of the companies did or how they gave-back during the pandemic.


Timeline: 12 weeks and beyond
If there is one learning from this experience, it is that things can change on a dime and having a communication channel with building occupants is more important than it ever was before. Leveraging a shared communication vehicle and requiring this of all building occupants will protect landlords and tenants in the future.

  • Establish an integrated platform for the building that supports building-wide communication.
  • Require use of this platform for all users in the building, just like you require an access card.
