There’s an APP For That! JLL and HqO’s Innovative Approach to Tenant Apps

While building apps for tenants are still a new trend within the real estate industry, they’ve become a critical component of operations in a short period of time.

Today, building apps are essential because people see them as a tool not only for convenience, but as part of the commercial real estate evolution. They give occupants the power to do almost anything at the click of a button.

JLL’s investment in HqO gives our team exclusive access to the behind-the-scenes development, allowing us to communicate our clients’ needs and translate them into actionable updates to the app.

Technology has changed commercial real estate forever

JLL’s Experience Management Team is constantly innovating to remain the industry leader when it comes to finding new methods for tenant engagement. We study the trends and the demographics that drive the rapidly changing workforce. It’s our mission to understand and pursue what is on trend in every market. From health and wellness, convenience and value, entertainment and education to food and beverage, conference and tenant lounge design, as well as hybrid and remote offerings, we create an engaging environment that fosters a sense of community and inclusion while providing access to the latest happenings. And it’s all done through an app.

Building apps handle more than convenience

While building apps may have started out with a focus on tenant experience and amenitization, to remain competitive in the marketplace they must also be able to:

  • Submit a work order
  • Create invoices and financial documents
  • Conduct short surveys to gather information about team member preferences
  • Deploy beacon technology to collect occupancy data and send out notifications
  • Provide feedback in real-time.

More data allows JLL and HqO to collaborate towards custom solutions

“HqO is a must-have product for any landlord seeking to retain, attract and build stronger relationships with their tenants.” — Yishai Lerner, Co-CEO at JLL Technologies

As an HqO shareholder, JLL has a team that works closely to curate the app based on data that shows the client’s needs. This means that we share our clients’ feedback and additional requests with HqO to create a truly customized solution. With this partnership, our organization is able to work in lockstep with them and help develop the app as the industry evolves. Our collaboration and alignment are the major differentiating factors that allow us to create a more powerful tenant experience app.

In today’s market, apps have gone from niceties to necessities and this partnership will help solve how technology will best serve our clients and office communities, today and in the future.

A good start but theses are tablestakes features. What about mobile credentialing, visitor management, in-app elevator calling, indoor air quality monitoring, HVAC automation, mass communications, vendor & dock management, and digital twin technology?
